We prefer email after hours but will also have an emergency number for you to call.

Can you put the money directly into my account?
Yes, we deposit your rental income directly into your bank account!

Do I get to see the lease or sign it?
Yes, but we have standard terms and expectations for the tenants which we will go over with you when we discuss the management agreement with you.

Do you sell real estate too?
We only do property management. That said, we are associated with a Real Estate Team who is in the top 1 or 2% in our market who will sell your home for you if you need their services.

How and when do I get my checks?
We deposit your money directly into your checking account as close to the 10th of the month as possible.

How is rent collection handled?
We collect the rent for you and are good at keeping tenants on schedule! Most tenants pay online.

How long of a lease do you sign?
We do a 2 year lease.

How much security deposit do you charge the tenant?
We typically charge the same as one month’s rent for a deposit but this could vary in certain circumstances.

How soon can you start managing my property?
As soon as we can get our paperwork done. Most of which can be done online or by email or in person if you prefer.

What type of properties do you manage?
Residential properties in relatively safe areas.

What type of reports do I get and how often?
We do a move in and move out inspection and a fall and spring inspection. You will receive reports for all of these. We also provide a monthly report income and expenses associated with the management. 1099’s are provided at the end of the year. We typically file these electronically.

Who holds the tenant security deposit?
The tenant’s security deposit is held in the Ten 20 Property Management’s escrow account.
